Project Leader – Luxury Villa Development

To support one of the Estate’s most significant residential development projects, we are seeking a Project Leader to oversee the operational and management coordination of the Cerchiaia, Casa al Bosco & Gardens project, ensuring the achievement of quality, schedule, and budget objectives.
The successful candidate will serve as the primary point of reference for coordinating all design and construction activities, working closely with Ownership, international consultants, and the various stakeholders involved in the project.
The role will be part of the Project & Construction Team, supporting all phases of the project lifecycle, including design, permitting, procurement, construction, commissioning, and final handover.
Main Responsibilities
- Coordinate the multidisciplinary team composed of architects, interior designers, landscape architects, engineers, specialist consultants, and contractors.
- Manage relationships with Ownership and international stakeholders.
- Monitor project progress against schedule, budget, and quality standards.
- Coordinate construction site activities, contractors, and suppliers involved in the project.
- Organize and lead technical meetings, design workshops, and coordination meetings.
- Support project planning activities through the monitoring of the master schedule and key project milestones.
- Manage requests for quotation (RFQs), comparative analyses, and procurement processes.
- Coordinate technical documentation and approval workflows.
- Support project cost monitoring, including the management of variations and additional works.
- Participate in quality control, commissioning, snagging, and final handover activities.
Requirements
- Proven experience in managing complex construction projects; previous experience within luxury residential, hospitality, or high-end real estate developments will be considered a strong advantage.
- Excellent ability to read and interpret design drawings, bills of quantities, and technical documentation.
- Knowledge of building regulations, planning regulations, and health & safety legislation (Italian Legislative Decree 81/08).
- Experience in coordinating contractors, suppliers, and consultants.
- Understanding of major building systems and technical installations.
- Familiarity with BIM methodologies and processes will be considered an advantage.
- Strong organizational, interpersonal, and problem-solving skills.
IT Skills
- Excellent knowledge of Microsoft Office applications, particularly Excel.
- Proficiency in MS Project or equivalent project planning tools.
- Good knowledge of AutoCAD.
Languages
- Fluent Italian.
- Excellent written and spoken English (minimum B2/C1 level), essential for daily interaction with international stakeholders.
Employment Terms
- Full-time employment contract under the Italian Tourism Collective Bargaining Agreement (CCNL Turismo), or freelance collaboration under a VAT-registered consultancy agreement (Partita IVA).
- Gross annual compensation starting from €30,000, to be defined according to the candidate’s seniority and experience.
