Project Manager – Construction

If you would like to become part of our team, we are currently looking for a Project Manager – Construction.
Key Duties and Responsibilities
- Plan, coordinate, and monitor all phases of design, permitting, procurement, construction, and handover.
- Independently manage project schedules, track progress, and provide structured reporting to the Senior Project Manager.
- Lead project and site meetings, prepare meeting minutes, and ensure follow-up actions are implemented.
- Manage change orders and technical decisions throughout the project lifecycle.
- Directly coordinate architects, engineers, interior designers, landscape designers, construction supervision teams, and specialist consultants.
- Ensure consistency and alignment across all design disciplines.
- Review and supervise executive and construction documentation.
- Provide technical support for design decisions, with a focus on cost-benefit optimization.
- Manage Requests for Quotations (RFQs), analyze bids, and prepare comparative evaluations.
- Lead technical and commercial negotiations with contractors and suppliers.
- Support contract preparation and administration under the supervision of the Senior Project Manager.
- Apply value engineering principles and maintain cost control throughout the project.
- Assume operational responsibility for site management and oversight.
- Coordinate contractors and subcontractors on site.
- Verify the quality of workmanship and materials in accordance with specifications and luxury hospitality standards.
- Supervise progress certifications, cost reporting, and financial performance.
- Manage non-conformities and corrective actions.
- Assume the role of Employer’s Representative / Client Representative for construction activities, as applicable under Italian regulations.
- Ensure compliance with health and safety requirements throughout project execution.
- Coordinate completion activities, snagging lists, testing, and commissioning.
- Collect as-built documentation, manuals, and certifications.
Support the transition to Facility Management and Operations teams.
Required Skills and Qualifications
- Proven experience in the management of complex construction projects, preferably within high-end real estate developments.
- In-depth knowledge of Italian building regulations, planning legislation, and health & safety requirements (Legislative Decree 81/08).
- Strong ability to interpret drawings, bills of quantities, and technical documentation.
- Good knowledge of building services and MEP systems.
- Experience managing contractors, consultants, and suppliers.
- Familiarity with BIM processes is considered an advantage.
- Advanced proficiency in Microsoft Office, particularly Excel.
- Experience with MS Project or equivalent project planning software.
- Proficiency in AutoCAD.
- Fluent Italian.
- Professional English proficiency (minimum B2/C1 level).
- Strong operational leadership.

Employment Terms
- Full-time employment under the Italian Tourism Collective Labor Agreement (CCNL Turismo) or freelance collaboration (VAT registered professional).
- Gross annual salary starting from €40,000.
